Why is this Website so Big, Comprehensive
and informational?
Because we like people to have
information in their hands before coming to our Presentation
Centre. Then they are in a position to evaluate the development.
Other Developers use different means to attract Buyers (sometimes
referred to as the "Bait and Switch"). We don't think like that.
We expect our buyers to be as sophisticated and intelligent, as we are, to know that disclosure is invaluable information needed to make a well balanced decision. An Investment in
your personal residence ranks right up there as one of the
most important decisions you will make in your life. Shouldn't
you be really well informed?
At what level are these Condominiums
targeted?
For Young & Old alike. We anticipate Young and Older Couples,
Single persons, Retirees, Professionals and a wide mixture of
people. The Condominiums will be luxury
Residences, well appointed with an address of distinction.
How is your Pricing compared to other
Cobourg Condominiums?
Many of our Homes are quite large which,
obviously, has a direct impact on the Price. Other Condominium
Developments have
Units as small as 500 - 600 Square Ft. (Starter Units) which they can market
at a much lower price to give the perception of a lower price.
That is a bare bone Unit before the upgrades and gives a perception of lower price. It isn't, just lower quality!
We made a decision, from the outset, that
the development would be worthy of it's name - "Mansions on
George", and we would ensure a high standard by making quality
a hallmark of the property. Smaller units did not fit in with
our thinking. Smaller Units can, unfortunately, reflect negatively on the values of the
larger units.
We designed this development with care
and attention, as if our team was going to call each unit - THEIR
home!
We encourage everybody to compare our
development with others on the market. On the Resale Market, The other large Scale
Condominium project in Cobourg is Harbourwalk
approximately a 5 minute walk South. Prices range from the
$225,000 plus range to the $500,000 level although one suite was listed
in Phase II at $725,000. This development is on the South
side of The Cobourg Jail Property which we intend to develop as
Phase III of our Condominiums in 2013 . There
is another development of Condominiums and Townhomes at the South
end of Division Street. Prices are currently said to range up to $795,000.
Condominiums in the
Upper end have recently been sold at Arlington Place (On
Queen St.) for around $399,000 to the $500's some without a Garage and
similarly in "Heritage Estates" on Balls Lane
Condos are re-sold for around $249,000 - $300,000. Both these
developments are amongst the best in Cobourg and are in
neighbourhoods similar to "Mansions on George." Victoria Gardens
to the West of Harbourwalk has Condominiums for sale at prices
ranging up to $250 per Square Ft. with some Units listed at in the
high $400's.
What sets us apart however, is the
Heritage nature and feel of our project. You cannot replicate
12 feet ceilings in a new development and make it cost
effective. Coupled with the look of the exterior of the building, and the very extensive landscaping, you will not find a comparable
project in Cobourg and perhaps most of Ontario. With our
development you get what you see. As for the view? What
you see is what you get .We can show you what
you will see from your Windows. We can show you how close you will
be to the Road. The Building's footprint is there. It won't move.
Compare Mansions on George to other Condominiums that you
have to buy from Plans. You will likely not know exactly what your view

Will the Condominium be Wheel Chair
Accessible?
Absolutely. All pedestrian entrances will be Handicap Accessible
and they will go to directly to the Elevators in the Central Core.
When are the Condominiums going to be ready for occupancy?
Phase I is now being occupied, with Phase II occupancies in the
Summer of 2012.
Will the Prices in Phase II remain the same?
No, the prices on this Website are Pre - Construction Prices
only.
Pricing will increase due to inflationary
pressures in the Construction Industry.
What are the down payment requirements?
PHASE 1 -
$5,000 on signing the Agreement of Purchase and Sale with post-dated
cheques at 30 days after signing for $10,000 and at 60 days after
signing for $10,000 and thereafter make up the total Deposit
Balance of 25% of the purchase price at interim occupancy, if
necessary.
PHASE II - $5,000 on signing the Agreement of Purchase and
Sale with post-dated cheques at 30 days after signing for $5,000 and
at 90 days after signing for $5,000 and at 120 days after signing
for $5,000 and at 180 days after signing for $5,000 and at 270 days
after signing for the Deposit Balance of 15 % of the Purchase Price and thereafter make up the total Deposit Balance of 25% of the
purchase price at interim occupancy, if necessary.
As Phase I is a historic building, what is happening to the
wiring, plumbing, windows, etc.?
All the internal suite electrical and plumbing will be
replaced. All the windows will be replaced with thermally
insulated, energy efficient, double glazed optimum size windows. You
will be purchasing a condominium unit with an exterior of Heritage
Quality, Workmanship with the interior to 2009 Ontario
Building Codes and designed for today. Insulation will be R24 in
exterior Walls and R20/R32 in the Roof. This exceeds or matches 2009
Ontario Building Codes. Each Suite will be Insulated in the
Ceiling and Common Area walls to minimize noise transmission and
be Energy Efficient.
When people have already purchased their Condominium from the
plans, do they get to move in before me?
In a situation like that, with the condominium, all but completed,
owners arrange their own moving date with the builder. If you are
buying in a finished building, as opposed to from the plans, you
can choose a 30, 60, 90 day closing, but whether you get your
first choice is a purely practical matter. As soon as you know
when you can move, put your name on the list. If no one else is
there ahead of you, the date is yours.
Can I have pets in my Condominium?
There are restrictions on both size and types of pets, but, most
of the restrictions relate to exotic pets such as pot-bellied
pigs, monkeys, iguanas, snakes, etc. and canines above a certain
size. The Condominium Association, of which you personally will be a part ,
will make the rules and each owner of the unit will have a vote
and will abide by these mutually agreed rules. However, most regular-sized dogs (up to
45lbs at maturity other than Seeing Eye Dogs),
cats and birds are generally more than welcome.
Is there a Function/ Meeting
Room?
Yes. On the Penthouse floor of Phase I there is a
Private Room equipped with a full kitchen with Appliances. This
is well insulated from the adjoining suites. There
are Washroom facilities nearby.
Is there an Exercise Room?
Yes, on the Lower Floor of Phase I. This will
be equipped by the members of the Condominium Association as they will
make the decision what kind of facility they desire. This will be
well insulated from the adjoining suites.
On the Penthouse Floor the plans show a
large Atrium. What is this for?
This is a large Central Area with
Skylights, Plants, Trees and Comfy seating, creating an outdoor
effect. Owners can meet over coffee in a casual, airy
and sunlit area with soaring Ceilings, 13 feet high, that will
give the ambience of being outdoors on the coldest day in Winter
while being cosseted in a warm friendly environment. You won't need
to go South to feel the uplifting effect of a sunny day. It will
generally be a Quiet area, where you can read a Newspaper or a
Book and have a quiet chat! This will be well insulated from the
adjoining suites.
What happens if I find something wrong with my unit?
There is a very important process called pre-delivery
inspection. Before moving in, you will examine your suite with a
Service Representative. Any defects will be agreed upon and noted
on a special form ( i.e. cracked tiles, missing cupboard knobs,
chipped porcelain, etc.).
Do not forget all defects must be recorded on the Builder's form. It acts
as an official acknowledgement that the builder recognized each
item as legitimate flaws and repairs will be made as quickly as
possible.
The Original Building is 100 years old. Will that
matter?
No, it shouldn't as the Building has been well maintained. This
building was still open as a School until Summer 2002 and had been
maintained by the local School Board. It was a school where
children where educated! The Empire State Building & the Chrysler
Building (in New York City) were both built in the 1920'-30s
recession and are almost as old. The Royal York Hotel and the
Canadian Imperial Bank of Commerce in Toronto were built
about the same time. Many buildings in North America are of this
vintage and nobody thinks they are about to fall down. Think about
Buckingham Palace, the Parliament Buildings in Ottawa, The Palace
of Versailles, The Eiffel Tower, The Tower of London, (over 900 years old) and you will realize
that North American Cities are young and their buildings are
in their infancy. Buildings in Europe have barely settled on
their foundations until they are 300 years old!
The Ceiling heights in the suite change, why is that?
Most ceilings are higher than the standard ceilings for
condominiums (8 feet) as this building was designed, and built, at
the turn of the century and many ceilings were 10 to 12 feet high.
Some of the individual rooms in each suite will have a lower
ceiling due to design and size of room and some due to ducting
etc. The Ceiling Heights in Phase II will be 9 feet and 10 Feet on
the Penthouse Floor.
What are the Condominium Monthly Maintenance Fees and what do
they cover?
The monthly maintenance fees cover the all Lawn and Driveway maintenance,
the Garbage Removal, the Elevator Maintenance, the General
Maintenance on the Building, the Building Insurance, Water, Snow
removal, Garden Maintenance, and the
Electrical in the
Common Areas of the Building. These monthly
fees are currently estimated at 15 - 18 cents a square foot.
Condominium Fees, or ‘Common Costs’ which they have become known
include the following services:
- Maintenance of
roadways, driveways and walkways, including snow clearing and
future repairs. Salt & Sand as required.
- Lawn watering
- Maintenance of lawns,
fencing and any enclosures.
- Maintenance and future
repairs of building exteriors including brick, soffits,
eavestroughs, shingles and exterior painting.
- Future repairs of
community sewers and infrastructure.
- Insurance premiums on
the buildings and common grounds as well a payment of policy
deductibles if required.
- Annual review of the
accounts of the Condominium Corporation including budgets
- Day to day accounts
payable and receivable functions
- Supervision and
inspections by Professional Management Company.
What
Closing Costs will there be?
In keeping with all New Home
purchases you will have to pay for the Installation of the Hydro
Check Meter (but not the Water Meter). You will
also have to pay Land Transfer Tax and Legal Fees and normal
closing expenses. What about
H. S. T. ?
On new home purchases the builder does have to pay H. S. T. but this is included in the price if the
home is to be your principal residence, and a very small rebate is
returned to the builder. This applies in both Phase I and
Phase II and is the normal procedure in Ontario.
Will I Have
any Maintenance to do?
No. Except for normal repairs in your
own Suite as anywhere else.
Will there be Visitor Parking?
Yes, there will be more than ample
space allocated for Residents and Guests. How many Suites
are there
in Phase I?
Thirty Five. How many Suites
are there in Phase II?
Thirty Six.
Can I have input into the Layout of my Suite?
At this
stage, purchasers may be able to make requests
to move or amend internal partition walls. There will likely be a
charge for this, but this may be nominal for the "Early Birds" in
particular. What about Extras?
The Suites will be finished to a very high
standard in keeping with the Elegance of the Building. Chair rails and wainscoting is
employed in the Hallways of both the Common Areas. The Baseboards and Doorways will be trimmed with
heavier than normal material, to give the suites an expensive,
elegant and charming look. You can upgrade the Suites, for
example, with Crown Moldings and Chair Rails and, once again, for early purchasers
this may not be too expensive. Clearly you can also upgrade the
Appliances and for Mortgage purposes there is some
advantage to doing this through the builder.
Can I have more than One Parking Space or
Garage?
Subject to availability Purchasers will be
able to purchase additional spots in either Phase I or Phase II.
Will I have a Storage Locker?
For those purchasing a home in the original
Thomas Gillbard School Building there will be very ample storage
in the Condominiums on the Second, Third and Fourth Floors with their
soaring 11/12 Foot Ceilings in the Utility Rooms and Closets.
Most purchasers of a Home on the First Floor of Phase I will have a
storage Locker included in the Price of their Unit.
Purchasers with an Underground Parking Spot in the Garage in Phase
II will have a Storage Locker included in the Price of the parking
Spot.
For those
purchasers with an exterior Garage, there will be abundant storage at the back of the
Garage.
For those residents who do need other space there will be
additional Storage Lockers in the Central Core.
How close is
Cobourg's shopping area?
The downtown shops are at your
Doorstep. There is also a Wal-Mart, Zellers, Sears, (Loblaws
Super Store being built), Canadian Tire, etc. in the town
together with a Mall with Cinemas. Restaurants abound and
the L.C.B.O. is behind Victoria Hall. Where is the nearest
Hospital?
In Cobourg. A
Brand New Hospital opened
in December 2003. It is the pride of Cobourg and constant charity
events are being held to enhance the Hospitals amenities and
acquire more state of the Art Equipment.
How close is Cobourg
to Toronto?
The town is served by VIA Rail and Highway 401
has two exits in the north of the Town. Please see the section on
this website entitled "How to Find Us?" Cobourg is
Approximately 60 Miles from Toronto.

it is serviced by VIA Rail allowing for easy travel to Toronto and
the Pearson International Airport. Our unique community includes a

Is Cobourg a developing Community?

Cobourg is a town of
over 19,000 people located on the northern shore of Lake Ontario approximately one hour's drive east of
Toronto. It's origin was as a Port and gateway to the
Northumberland region of Central Ontario, and it was originally settled for
agricultural purposes. Established in 1797, it became a tourist
centre in the 19th Century, noted for its clean water, wide sandy
Beaches and excellent Harbour facilities.
